Peeling Epoxy Floors: Patching vs. Recoating vs. Removal & Replacement


Oftentimes when an existing epoxy floor is peeling or otherwise damaged, the business owner has an idea in mind of what should be done to fix it. However, there are a number of considerations that must factor into determining whether the floor should be patched, recoated, completely removed and replaced with new epoxy, or replaced with an entirely different flooring option. Patching


Patching should only be considered as a possible repair solution if the peeling or other damage is in one or two isolated areas. In many cases, however, peeling is due to a larger problem with the overall installation. This means problems will continue to crop up in other areas and replacement may be the best option. Be aware that localized epoxy repairs will be noticeable as it is very difficult to match the color with the existing epoxy, even when an identical color and formulation are used.


Recoating


Applying a new epoxy coating to an existing floor may be the right choice when wear or damage is relatively minor and there are no generalized issues with bonding or peeling. Proper preparation is always required for recoating an existing epoxy floor, but the process is usually far less extensive than what's required for a new epoxy floor or removal and replacement.


Removal and Replacement


If widespread peeling issues are present throughout an epoxy floor, removal and replacement is usually necessary. There is always a reason why an epoxy floor fails, and failure will inevitably reoccur if underlying issues go unaddressed before reinstallation.


Cost


Removing an existing epoxy floor and replacing it with a new coating requires laborious mechanical grinding, manual scraping, and proper slab repair and preparation to ensure that the new floor doesn’t fail as well. As a result, this process can be quite expensive, which is why it is imperative to hire a highly experienced epoxy flooring professional for your project.
