Epoxy Floor Maintenance in Commercial & Industrial Settings

There are many benefits of epoxy floor coatings, also known as seamless resinous systems, in commercial, industrial, and other high-demand environments. Epoxy floors are highly durable, easy to maintain, resistant to water, chemicals, and pathogens, aesthetically-appealing, and their glossy surfaces can even help brighten interior spaces. Regular upkeep is required in order to get the most out of your epoxy system, and fortunately, they’re easy to maintain. Maintenance is a must for appearance, enhanced safety, preventing unnecessary wear and tear, and prolonging the life of the flooring system.


Sweep Epoxy Floors Regularly


Dirt, dust, and grit can act as abrasives when subjected to heavy foot traffic and moving machinery, and built-up grime can make floors slippery. Sweep epoxy floors regularly with a large, soft-bristled broom or dust mop, or vacuum using a soft brush attachment. Floor sweeping compounds are safe for epoxy floors and can be very effective for dust and dirt removal. Frequent sweeping may be necessary in high-traffic areas and harsh environments,


Clean Up Spills as Soon As Possible


Epoxy floor systems are highly resistant to chemicals and other substances, but it is important to clean up all spills as soon as possible to prevent damage. Use an absorbent to pick up spills and apply a neutralizer if necessary. Rinse with water and move to a drain with a squeegee or remove mechanically. And remember, most spills pose a slip hazard, so clean them up promptly to prevent accidents.


Cleaning Agents and Procedures


Neutral or slightly-alkaline cleaning agents are recommended for epoxy floors, with ammonia-, alcohol-, and detergent-based solutions being preferable; follow manufacturer dilution instructions and recommendations. Do not use soap-based cleaners as they can leave a film that attracts dirt and can become slippery. Avoid harsh acid-based solutions, chemical degreasers, and floor stripping agents. Steam cleaners can soften epoxy surfaces and should not be used.


Cleaners can be applied to smooth epoxy floors by mop, deck brush, or commercial floor scrubber with a medium-duty, non-abrasive pad (blue pads are recommended). Allow the solution the sit for a few minutes, then remove with a scrubbing machine, wet vacuum or squeegee. Remove the cleaning solution with a clean water rinse. If using a water sprayer, set nozzle pressure to 800 PSI or lower as high-pressure spray can cause dirt, grease, and other contaminants to become airborne and settle back onto the floor. Remove the rinse water manually or mechanically and allow the surface to dry.


Anti-slip or skid-resistant epoxy floors canno by mop, deck brush, or commercial floor scrubber with a medium-duty, non-abrasive pad (blue pads are recommended). Allow the solution the sit for a few minutes, then remove with a scrubbing machine, wet vacuum, or squeegee. Remove the cleaning solution with a clean water rinse. Epoxy Floor Refinishing and Repair


Inspect epoxy floors on a regular basis for physical damage and excessive wear. Check joints for proper adhesion and evidence of leaks. Damaged floors should be repaired as soon as possible to prevent further damage.


Epoxy flooring systems are highly durable and generally last much longer than most other types of floors, but they do eventually show wear and tear. To restore the appearance of floor surfaces and reinforce the floor’s seal, seamless resinous systems can periodically be refinished.


Though minor repairs can often be handled by facility maintenance personnel, major repairs and floor refinishing should only be performed by an experienced seamless resinous flooring contractor like SRI & Company.
